Clear Height Properties Acquires 61,050 Square Foot Industrial Building Near O’Hare

Clear Height, along with its investment partners, closed on the acquisition of 3901 Carnation Street, a vacant 61,050 square foot industrial property located in Franklin Park, Illinois.

The property sits on 2.8 acres and features 94 parking spaces. The entire building is fully air conditioned and has 2,400 amps of power.

Clear Height plans to make extensive base building improvements to the property including new energy efficient lights, resurfacing the parking lot, replacing the roof, new HVAC systems and renovating the office.

Clear Height was represented in the transaction by Chris Condon of John Greene Commercial. Larry Goldwasser, Colin Green and Matt Cowie with Cushman & Wakefield have been hired to market the building.

“There is a lack of supply for quality manufacturing and distribution buildings with heavy power that are located within close proximity of the airport,” commented Dan Huml, Chief Investment Officer of Clear Height Properties. “The abundance of parking will likely bode well for a tenant or user looking to tap into the local labor pool.”
